TemplateDoesNotExist when the template does exist - django

Question

I am receiving TemplateDoesNotExist when i am sure the template exists
"TemplateDoesNotExist at /maintenance/1/update/"
when just going to /maintenance/ which is the index for that app it's working fine.
the template is under the appfolder templates appfolder name then the templates
as in the image
Here is my settings.py

'DIRS': [BASE_DIR/'templates',],
to
'DIRS': [os.path.join(BASE_DIR, templates)],
